The Hurdle: The Unfunded Mandate
Let's be honest. When someone mentions tracking your portfolio's predicted energy use intensity (pEUI), your first thought probably isn't "saving the planet." It's "who is going to do this, and what billing code are they putting it under?"
The real hurdle isn't a lack of desire to design high-performance, sustainable buildings. Small firm architects care deeply about their impact. The problem is that industry frameworks—like the AIA 2030 Commitment and comprehensive pEUI tracking—feel like they were built exclusively for massive firms with dedicated, heavily-staffed sustainability departments.
For the overworked studio leader, tracking carbon and energy data feels like an unfunded administrative nightmare. It’s dense, it’s confusing, and it doesn't immediately pay the bills. But ignoring it means forfeiting your competitive edge.
Large clients, institutional boards, and even local municipalities are demanding aggressive carbon reduction metrics in their RFPs. If you can't show them the receipts—your portfolio's pEUI metrics—you are going to lose those bigger, greener, more lucrative projects to the mega-firm down the street. You need a system that proves your firm's value without requiring a full-time specialist.
The Breakdown: Lean, Mean Data Collection
So, what exactly is pEUI, and how do you track it without burning through your overhead budget? Predicted Energy Use Intensity (pEUI) is a metric of how much energy a building is projected to use per square foot per year (measured in kBtu/sf/yr). The lower the number, the better the performance.
For small and medium firms, the fatal mistake is trying to track everything right out of the gate. You do not need a deeply integrated, complex BIM life-cycle assessment just to get started. You need a simple baseline. To implement this in a lean firm, you must decouple data collection from your already-bogged-down design workflows.
Once you track 5 to 10 projects, you don't just have internal data—you have a one-page graphic for your next proposal showing: 'Our average design performs 40% better than code baseline’. This is your marketing collateral.
Make it a quick, isolated step at the end of every major design phase. Did you just wrap up Schematic Design? Great. Spend exactly 15 minutes pulling the gross square footage, the primary use type, and the target energy code. That's it. If you aren't doing in-house energy modeling, ask your MEP engineer to provide the pEUI on their deliverables. Make it their problem to calculate, and your job to record.
It’s about operationalizing the data. Instead of making "sustainability tracking" a dreaded, distinct task, bake it into your standard project kickoff and phase-closeout checklists. When it becomes just another required field on your phase-end review sheet, it stops being a burden. Suddenly, you possess a hard-data database proving that your firm designs high-performing assets.

Step 2: Demand it From Your Consultants
Add a single line to your standard MEP consultant RFP requiring them to provide a pEUI calculation at the end of Design Development and/or Construction Documents.
